Building Commissioning

According to the American Society of Heating, Refrigerating, and Air-Conditioning Engineers (ASHRAE) Guideline 0: “The Commissioning Process is a quality-oriented process for achieving, verifying, and documenting that the performance of facilities, systems, and assemblies meets defined objectives and criteria.” Our staff have been commissioning commercial facilities since 1992. We have commissioned projects across the country from 5,000 square foot bank branch offices to a LEED-certified 500,000 square foot hospital.

Retro and Re-Commissioning

In addition to commissioning new buildings, our staff have provided retro-commissioning and re-commissioning services for existing buildings. We evaluate a building’s performance using maintenance logs, utility bills, and information gleaned from interviewing your staff. From these evaluations, we propose and analyze alternatives for building upgrades that will reduce operating costs, increase comfort and indoor air quality (IAQ), and replace equipment that is beyond its useful service life.

Mechanical, Electrical, and Piping (MEP) Services for Renovations

Our staff will tour your facility and evaluate the existing condition of the MEP services. We will provide a simplified energy model for the renovation which will include several MEP alternatives for consideration including installed cost estimates for each alternative, energy savings estimate, and rate-of-return over each alternative’s lifetime. Final MEP designs can be provided as bid-build or design-build depending on the preferences of the architect or owner. We can provide schematic design and specifications for completion by contractors or, along with our partners, provide complete construction documents and specifications suitable for competitive bid. Our designs will meet or exceed all local building codes and the latest versions of ASHRAE Standard 62 for ventilation and ASHRAE Standard 90.1 for energy efficiency.

Heating, Ventilating, and Air-Conditioning (HVAC) Design

Our staff includes a Professional Engineer registered in Wisconsin, Minnesota, and Arizona. We can provide complete construction documents, drawings and specifications, for HVAC design projects in any of these States. We have provided HVAC designs for several LEED certified buildings that have consistently scored in the upper 88th percentile of Energy Star®, using less energy than 88% of similar buildings in their region. Our portfolio includes the design of ground loop heat pump systems, dedicated outdoor air systems, chilled and hot water systems, and variable air volume systems.

Energy Modeling

We have Trane Trace 700 energy modeling software in-house and can provide energy modeling for Green Globes or LEED certification, to achieve reduced interest rates from lenders, to secure 179D tax deductions or to secure grants from local agencies. One of our recent energy models was completed for a 1.1-Million square foot pharmaceutical manufacturing facility.

Green Globes® Certification

Green Globes is a green building certification system owned by the Green Building Initiative (GBI) and has been active in the United States since 2004. Buildings certified under this system can achieve lower operating costs, reduced interest rates, and (in some locations) expedited permitting. Our staff have worked on over 100 Green Globes certified buildings and can show you how to get certified if you are constructing a new building or own an existing building.

Leadership in Energy and Environmental Design (LEED®) Certification

LEED is a green building certification system owned by the United States Green Building Council (USGBC) and has been active in the United States since 1999. Our staff have worked on over 50 LEED certified buildings including six (6) that achieved LEED Platinum Awards, the highest award granted by USGBC. We have provided commissioning, energy modeling and LEED supervisor services.
